I have been a fairly patient person, given I have to deal with many students and their less advanced questions. When I first became an appraiser, I noticed my mentor was an impatient and easily irritated person. I watched him having road rage and being easily offended by dumb underwriter questions. I only worked with him for a year. So I don't think it is him who influenced me. It's been 9 years now since I became an appraiser. Upon reflection, I realize that I also became short-tempered, impatient and easily irritated or offended by others in the business process. Then I watched many posts on this forum. It seem many fellow appraisers have similar tendency as mine. They can be easily ticked off by a low fee order or a different opinion by another appraiser. I am trying to do some soul searching? Is this a professional hazard that we became defensive, lone-wolf like, and irritable?</div>

I am a CG, have been from the beginning. I did residential and commercial, farmland and anything else I was or could become competent in.<br />
I appraised for 30 years, retired about two years ago. I also owned a state approved Pre-licensing, CE school for about 7 years. I was also AQB Certified.<br />
I developed courses for numerous type lenders on how to review appraisals; consulted with developers, and numerous county, state and federal agencies.<br />
My appraisals have been reviewed by  everyone possible: bankers, mortgage brokers, FDIC, FHLIC, FNMA, SEC, OCC  and the FBI. I have never had an appraisal rejected or questioned as to accuracy, competence or supporting the value.<br />
<br />
NOW, I am in the same boat as the &quot;happy, ignorant, totally stupid, home owner!<br />
Point: I applied for a VA loan. Qualified for a 90% LTV, no closing cost due to disability. (Agent Orange- Nam)<br />
Then, &quot;along came 'John'&quot;!!  'John&quot; had been in business a long time, based on his CR number. He took the heated area from Tax Records, who had missed a portion of the finished basement and one entire deck of about 300 SF, and about 144 SF of basement, which the appraiser walked into during his walk-through.<br />
<br />
I walked through the house during his &quot;inspection&quot; explaining all of the &quot;upgrades&quot; I had done about 4 years ago. The house was constructed of &quot;average quality&quot; for this area. Appraising high end homes, I copied some of their characteristics  in my home: Trim package throughout, crown and base; professional, high quality paint; added a stone terrace; added a sun room at $30,000; installed hardwood floors, ceramic tile floors and white, designer Berber carpet @ $27.00/sq. yd. Replaced spindles on front porch with double, fluted columns; house has a large trey in MBR and a cathedral ceiling in a front BR. Finally, a portion of the front was stoned, professional LS, two lots, one wooded and a deep well. <br />
<br />
Commercial cellulose insulation was blown in the entire attic area, even over the garage 12&quot; deep, over the original 6&quot;. THE END.<br />
<br />
The report 'John' presented to VA, stated, &quot;...home has not been maintained and has an effective age of 15 years&quot;!! He used three REOs and two foreclosures as comps- then made no adjustments for any possible variables.<br />
Did not mention effective age on any sales, no wells mentioned, all were indicated as being same quality and condition! The house was appraised 4 years ago at $180,000. His comps sold at $50,000, $50,000, $80,000 and $115,000. His conclusion of value: $106,000!!<br />
<br />
I contested everything to the VA Regional Reviewers. Pointed out every mistake and omission on the report. They concurred and ordered a &quot;review&quot; of all the sales and a re-inspection of my home! Wonderful- finally justice!!<br />
<br />
Two days ago, a black truck drove very slowly past my home, took a photo of my neighbors home and my home from the truck. The VA will get back to me when the &quot;review&quot; is completed.  Praise God!!! Justice at last!! :&gt;(<br />
<br />
Two appraisers in the state of GA are about to loose their licence!<br />
<br />
In closing, when the &quot;appraiser&quot; started to leave the property, I informed him that the house appraised for $180,000 about 4 years past. He told the reviewer at VA, that I tried to get him to commit fraud!! Thanks..<br />
<br />
A formal complaint will be FedEx'ed to the GA Real Estate and Appraiser Board; a copy to the Real Estate Commissioner, who is appointed by the Governor; a copy to the Governor; A copy to the Appraisal Foundation: AQB and the Director of the VA in Washington, DC. They should all get their mail  about the same day.<br />

 While her husband is off at work, she decides that she is going to  paint a couple of rooms in the house. The next day, right after her  Husband leaves for work, she gets down to the task at hand.  <br />

Her husband arrives home at 5:30 and smells the distinctive smell of paint. He walks into the living room and finds his wife lying on the floor in a pool of  sweat. He notices that she is wearing a heavy parka and a leather jacket at the same  time. He goes over and asks her if she is OK.<br />

2. When taking con-ed classes, the educational provider has up to 15 days to turn their roster into the State of Michigan.<br />
<br />
3. The State of Michigan will take 3-5 days to update the information from the provider depending on the time of year and number of other licenses renewing.<br />
<br />
4. The State of Michigan uploads updated license information once a month to the ASC<br />
<br />
5. FHA goes to the ASC web site to update your eligibility to be a FHA approved appraiser<br />
<br />
<br />
For these reasons, it is highly recommended that you have all of your continuing educational classes done by Mid May so that when you go on line to pay, your license renewal is done with enough time to upload to the ASC and for FHA to update your profile.<br />

Right now, all you can get from either within the program or at the website is an online manual where you can print a specific page but not the whole thing and I need to print the whole manual for our office.  The movie isn't too helpful in our case because we have no speakers on our computers.<br />
<br />
If anyone may have previously downloaded the manual and could email it to me, I'd be very appreciative.  If you go to our website, classiccityappraisal.com and click on Contacts, then either the link for Admin Assistant or Webmaster (I'm both), an email form should pop up.<br />
