1970? Mobile or Manufactured Home with no Data Plate or Title

    I bought this house in 1996 and financed it with a Credit Union. When we bought it we were not given a title or new anything about needing one. There has been alot of remodeling even before we bought it and there is no data plate nor can I find a serial number or manufacturer anywhere on the metal frame in the basement. Does any one have any suggestions on what I can do. We have not refinanced since 1998 and I think I will run into problems when I do or when I try to sell the property. Thanks

    1970? Thats pre HUD. There won't be any HUS plates or numbers. Also you might not find a lender for it anymore.

    So if it is a 1970? there won't be any plates or serial numbers, so then there never was a title?

    Yes, a mobile home constructed prior to June 15, 1976 will have a serial number. It could have been etched into the front metal frame or in the tongue. If it had been etched into the tongue and the tongue has been removed--the physical evidence is gone. However, when the home was brand new and sold by the manufacturer to a dealer or a home owner, a Manufacturer's Statement or Origin/Certificate of Title would have been issued. On that MSO/title would be the serial number. Any time after that when ownership of the home was changed the serial number would be referred to again. If Certificate of Title was surrendered or purged when taxing of the home became real property, that serial number should have been in the paper work somewhere. On this site is a link for the procedures in each state of how a mobile/manufactured home is changed in assessment records from personal property to real property. There is a record somewhere. Check out the procedures in the link for your state, then start digging through recorded documents, assessor, tax collector, building, zoning, etc, etc offices. Some government agency has that serial number somewhere in their records.

    Mobile homes constructed prior to June 15, 1976 will not have HUD labels/tags/decals/insignias. They might have a decal or tag from an inspection agency for that area or manufacturer at that time. There even might have a data plate or similar piece of paper that would report who, where and when it was built. Typically that piece of paper was posted inside of a cupboard, cabinet, closet, or on the wall by the electrical panel. It might have a map of the USA on it. But those were not required prior to June 15, 1976, and not every manufacturer was inclined to post them.

    By the way, although the mobile home (if constructed prior to June 15, 1976) or manufactured home (constructed after June 15, 1976) has been remodeled, it is still considered a mobile/manufactured home by almost all lenders. Remodeling, renovation, reconstruction, etc does not change the original building code that was followed in the factory.

    There is no data plate to get this information. I am so lost on this thing. What do people do in these situations?:(
     
  8. Go to your county recorders office, take your parcel id number, tax number or assessment number.

    Start with a review of your last title transfer and work backwards.

    It might take the whole day or it may take 10 minutes. Good luck!

    Norma, I have contacted them before and they have been very helpful when I have just given them the address and asked them to look into it for me, but yes there is a $50.00 fee and a $75.00 Rush fee. I have used them to clear up some of the issues that i have had in the past. But that is all I can tell you

    Thanks Sullysonnie, Good to know they are helpful and don't start charging soon as they answer the phone~
    I've also found good records are held by the 3rd party companies that inspect and issue the HUD data plate/compliance cert - here's info I have for two of them:
