Attached vs. Built-in Garage

    What is the definition of built-in garage? I always thought it meant in a 2-story (or more) structure, a garage which has living space directly above. Recently I heard the opinion that it is possible to have a built-in garage in a single level structure, if its exterior surfaces are flush with the rest of the improvements. That doesn't sound right. Thank you.

    We have numerous 1 story houses with the garage in the bsmt so they are BI. I do agree with your view that there is living space above the garage area.

    Built-In garages have living area above AND adjacent to them, according to M&S.

    IN MY MARKET...built in garages typically are part of ranch style or bilevel style residences with the garage being below grade with entry into a basement level. A two story with living area above the garage is still refereed to as attached. I can see it being considered both ways. Have never had anyone comment on calling a garage with living area over it an attached garage.

    I tend to go with this and also do not consider a basement garage as built-in due to no gla adjacent too this area.

    Many splits have a built-in garage. I have done many 2 story with a garage on the main level with a bonus room over them. I consider those an attached garage. Built-ins typically have partial or no basement structures as they take up basement space...but sometimes it will be on the main floor and tucked under the 2nd floor. It find this to style more predominant in 2 story townhomes.

    I don't give a tucked garage any more or less value then an attached garage, aside from taking lower level basement space away.

    Do you see a difference in the functional utility?

    Carry children/groceries up and down steps instead of out a "same level" door.
