I finally have the opportunity to appraise a property in BV that sewer hook-up is required. It is a bank owned property and I am completing an REO report. I'm in the process of checking to see if the selected sales also required this hook-up. I'm just looking for some reassurance in this area. Anyone else completed an appraisal with this situation? Since the sales prices are all over the place, it's really hard to get a reliable matched pairs result. I've found multiple sources that say the costs could range from $3,500 to $7,500, depending on the direction of the slope. Any input would be greatly appreciated.
