Common Mistake On Appraiser Certifications

    I mentioned this to someone else on the board, and they actually heard of someone disciplined in my state for it, but frequently see appraisers incorrectly listing their license number in the wrong field on the signature page of the new 1004-05 form. I have another report I am looking at now, where the appraiser is a certified residential, but he has placed his license number in the section for "State Licensed" instead of "State Certified." I also see one appraiser who is a certified residential and he constantly shows his license number in both fields.........or twice.

    Does anyone else know of appraisers being discipled by their state board for these type of errors? Technically they are mis-representing their license level. I know it's more problematic to mis-represent a higher level, but I'm curious about a lower level.:icon_question:

    We have one appraiser who is licensed and insisted on putting his number (minus the letter indicating Licensed [L]) on the Certified Number line - the state didn't take kindly to that - it was added on to other findings of a complaint.

    Ooooh boy, I would think that would be grounds for a major spanking... ain't no "mistake" there.

    Some fields that carry over, in past versions of clickforms I noticed are often a little 'off' with some of the lesser used forms. It would pay to check. However, our state and Oklahoma requires SL, CR and CG (or CGA, CRA) as part of the number. No one should be confused by that. simply putting down my 1234 would be a violation of state law. It is CG1234 in AR and 1234CGA in OK.

    George,

    If you can get a list of the last VREAB meeting agenda, the first appraiser on the list was sanctioned for having the information in the worng place. I did have the list but discarded it. But, I was there for the hearing and can tell you that is what happened.

    Did this particular person misrepresent a higher level or show the level lower than the current license? All of my cases are appraisers who are certified showing "licensed level" when they sign the cert. I'll try to search the meeting minutes on the website.

    As I recall he signed on the supervisory line. Not on the left side. He did get a suspension.

    Seriously? I thought the number always goes in the blank for State License # instead of State Certification # because it's a State License, just differing levels of license. Is that not right? I better find out the answer before I get my certified license in the mail.

    Don .. dont you think that is a board going a bit rogue? In my state I am Licensed as a Certified General Appraiser ... so there is a bit of a conflict in the terminology in my state no matter how you look at it.
    It just seems to me the board would have to conclude thats a misleading report, however, rising to the level of suspension would suggest something far more at play than that mistake.
