    Hello,

    Just taking a long shot, but if anyone has lease data, or sales data for that matter to share, it would be greatly appreciated.

    Any tips on where you typically look for daycare lease data?

    Many freestanding daycare center properties sold based on sale leasebacks. The are not too unlike net leased property deals where the transactions can be considered more of a financing as opposed to traditional market transactions. This is not all that uncommon in special use properties.

    I appraised two buildings being used as daycare centers in the past few years, but they were owner-occupied, so I used sales of similar buildings.

    I appraised one in Chicago years ago but found that the market rent wasn't any different than typical market rents for similar sized structures.
