ENV cost

I have decided not to renew my software that allows env submission. My thoughts on this are that the new forms will not require this and not enough orders justify the cost. Am I correct?

That depends. Do you know the exact date all your specific vendors that now require .ENV will totally transition? Until then, how many orders will you lose, and what is your cost for the ENV module? Business decision. For me, I would need at least 8 orders to make it worth the $350 or so (IIRC) that alamode was charging me. I actually cancelled mine in '24 because only two clients required it and I didn't much like either one.
 
If you use Total, you can get one month access for $90. I just add that to the fee when ENV is required. A better approach is to get rid of clients who request it.
 
ACI creates ENV files and its "baked into the yearly ACI fee". Surprised this is even an issue with some providers. :unsure:

Same with Clickforms. I was shocked by the amount Overimprovement posted. That is over half of my annual cost for my whole package
 
Well, there's a reason *some* call it "Crapamode", but personally I have no experience with it ... :unsure:
 
I signed up for Env one time thinking I would get more such orders. That was the only time. Looks like other AMCs don't need it.
 
Wells Fargo, Bank of America, Loandepot, as well as some smaller Banks use ENV.

Give the size of the volume of loan work just the 3 clients that I mentioned control nationwide, I am somewhat stupefied that this software is not regularly included in appraisal softwares, and that there are actually members here of longstanding who rarely do such reports.
