My aunt called me to see if I could help her with an appraisal job. Aside from the obvious ethics problems, I know never to do work for a relative, it can only lead to pain and woe. Besides, the type of job is one that may require a general appraiser and certainly would require someone with specific expertise I don't have.
Her home is across the street from a PP&L easement where they are currently constructing a substation. Aside from the typical problems associated with high voltage lines as they effect appeal, the project will certainly change a nice mountain view to an inferior one. Also, there appears that something they did to the ground water has dried up their pasture in the rear making it unsuitable for its current use as rented out pastureland.
So she has obtained some lawyer who said she needs an appraiser. After I told her all the reasons why I really couldn't help her, she asked if I could find someone who could. So, if anyone out there has done similar work ( comparing how an external change in land use adversely effects the value of a neighbors) in the SE Pennsylvania area and is interested please message me.
I should let you know that I kind of doubt things will move forward owing to the likely cost to do so. But I would appreciate if someone could at least give me an estimate of what sorts of fees would be involved and, who know's? Maybe there will actually be a job. Thanks

You're smart to avoid that one.
I did one for a sister in law about 20 years ago and still regret it today.

What county?

We have new high tension lines in and completed within the past 4 years, and coming off the mountain. I have some data, but depends on the county you are talking about.

I don't do Trend MLS.
