With the onslaught of out-of-state lenders gaining more and more of my business, I've been paying more attention to how they obtain my name & number. It appears that most are using one of the online yellow page sites (yellow.com, yp.com, yp.yahoo.com, etc.) more than the myriad of appraiser's directories. I do get an adequate amount of business from AppraiserUSA (thanks Wayne  ) and Appraisers.Com to justify the annual fee.

Just wondering what your general consensus is and which sites have been the most beneficial to your business...any comments from the gallery??

I am listed in Yellowpages for Virizon on line the fee is killing me at $250 a month. No response at all. I have had a 169 clicks in in six months with no business coming in.

I also tried Overture. Was spending a $100 a month on clicks. But no business. We track all our new clients.

We have stop using Overture. Will pull out of Virizon at the end of the contract.

Sales reps are just that sales rep. They have the best product in the world. Even if it dose not produce income for your business.

Douglas like you alot of my MB business comes from out of state one hit wonders. Good thing is that they are COD only. AppraisersUSA does well, my yellow page adds does good, and my website also does good.

I had a bank in WS call me the other day. They said they get all names from Wayne's list and then they double check the name on the ASC website.

I paid for one year on smartpages.com (was called something different a few years back) at about $75 per month. Didn't get a single referral from them and I had a banner ad! It took them about 3 months to get their programming working correctly so that my ad came up in the towns that I paid for.

Tried the yellow pages stuff, not enough calls to justify. Also found that advertising in a nearby area barely worked. The most calls I get are because someone wants an appraiser located in the same town as the appraisal.

My company comes up well on yahoo local and google yellow pages searches if you type in real estate appraiser villa park.

Not enough business worth competing for I think.

    Clarence,

    Get ready to duck.....

Wayne owns this forum, the Deadbeat Lenders list, the AppriaserUSA.com, and creates websites for appriasers. From everything I have read and my dealings with him, he is a real straight shooter.
