Photographs for VA appraisals

    Just ran into this stip...

    Appraiser MUST identify each interior photo and upload a corrected appraisal report to the VA portal.

    I thought labeling the interior photos as interior was sufficient. I was wrong.

    Now we are required to identify each room such as "bedroom", "main bath", "garage interior", "family room". etc.

    Just one more thing to do.:huh:

    I have been labeling interior photographs and exterior photographs since 2002. Especially anything that affects value; adds to or subtracts from.

    Mike,we Are Getting The Most Weird Questions Since The Va Went Uad(udud)

    Like"can That Room (a Lower Level Den With A Bath) Be Used As A Bedroom?

    H--l, In Arkansas Any Room Can Be Used As A Br.

    "the Title Co. Lists A Unit #. Is It A Condo?"

    " Is It A Modular?"

    I Do Not Mind Questions, As A Teacher Glad To Explain Appraisal Practice, In An Email. But When They Start Telling Me To Revise The Report On These Cya Questions, I Refuse.

    Yep...it certainly is confusing and time consuming. I am beginning to believe I don't know how to appraise any more and that is a sad thing after more than 10,000 appraisals...all in this market. Just goes to show there is no such thing as a perfect appraisal report.

    Working on one today that I know will cause some real heart burn. It's a horse property on 15 acres with a $75,000 barn and corrals. My comps are on 5 to 8 acres and all have smaller barns. Distances of 5 miles or more and some what dates sales.

    Seems I remember saying lots of times..."You can't make chicken soup out of chicken poop!". Oh, and to complicate the matter the property owner is the mortgage loan supervisor for our largest federal credit union. Gotta love this job.

    Mike . . . it's easy as pie to label the pictures. If you are using Ala Mode, the QuickPix tool allows you to put a label in the "description field". For interior photos I use the Photo Addendum (6 small digital photos) page. It puts six small pics with label on one page. Once you do it a couple of times, it becomes second nature. Since they added the birdeye feature in the Mapping tool, I've been putting the aerial/birdeye view of the subject too!

    Thanks Corky....guess I really knew that too. I just always indicated "interior"...yesterday when I used quick pix I put the description in and it did transfer it to the photo pages. Easy Peasy. The report yesterday had 33 subject photo's (horse property). I like the 15 photo page. My brother says he only puts in three interior pic + all bathrooms so six is usually enough. He thinks that is enough...I like more pics rather than writing a novel.

    I use two 15 pic pages for my reports. I label them when I download them into quick pix.

    Thanks Mike. I will have to take a look at the 15-pic page. I'm a big believer in there's no such thing as too many pictures!

    I received the "demand" from the SAR for the pitiful appraiser to "add" at least one listing! NO thanks, that is not a VA requirement. Have a nice day! I received her last e-mail...this is my 3rd request...I sent back...this is my 3rd response! (What we have here is a failure, a failure to communicate!) I am not her dog....I look forward to retirement!:beer:
