    2 - 4 appraisal report form

    You are appraising a simple duplex, shared walls, one lot (not a patio home or what ever you want to call a zero lot line 2 unit home.)

    Like the one below.... Where the checkbox asked for detached, attached, or end unit...which box do you mark? I see it as a detached 2 unit building...not "attached".. (had a reviewer question that)..I am not appraising only one side or the other of the duplex. I am appraising the entire building

    From your brief description, I would call it a duplex (I am picturing a free standing building one one lot with two adjacent units in the building sharing a common wall, each unit has its own separate entrance, but maybe you mean something else?)

    You are appraising two units. They are attached to each other, so I would call them attached units. If they were two separate units (houses) not attached to each other, I would call them detached.

    If you are calling these detached, what would you guys call two separate houses on a lot?

    Definately Detached.

    You are appraising a piece of property. Are the improvements on your piece of property attached to the improvements of any adjoining piece of property? If so, mark attached, if not then mark detached IMHO......

    They're detached too. :) Keep in mind that we're talking about a FORM, which sometimes needs additional comments to make things clear.

    I know it looks like I'm outvoted here, but to me it may be unintentionally misleading to a reader of the report to call them detached units, especially if that reader is reading a summary of that report without front/rear photos, sketch or descriptive verbiage.

    I'm pretty sure that if you ask most non-appraisers (especially buyers or real estate agents), they'd call these type units attached.
