    We have owned our own company for over 15 years - have had many staff and have had just my husband and I. We have had amazing years and slim years - we have worked a million hours to make the big bucks... When things were slim I sent hubbys resume out to a few companies...we now have a call back and have a big opportunity to be a area appraisal manager for a large company. Stable company, stable pay, benefits, no weekends, no holidays, no late nights, paid vacations, more family time.... pay is lower than what we have been averaging - can not continue to appraise for any of our clients once we are working with this company. Still work at our home office here....so much to think about....

    Do we stick it out for the possibility of the higher fees coming in and back to making decent money??

    Do we make the move and get a "real" job??

    We have pro and con'd this thing to DEATH...

    Is it at RELS? I had a friend who tried one of those area manager jobs and hated it, he only lasted 3 months

    If this new relationship is not blissful and you or this (potential) employer decides to call it quits after 6-mos. or a year...what are you left with?

    Area appraisal manager jobs are long hours, huge stress. You don't work holidays, but don't think you are out of working 60-70 hour weeks. Plus, if it is a management job, you WILL be compensated based on your direct reports production, plain and simple.

    If it is the RELS one, you will be expected to push your appraisers to do BPO alternatives as well, so think about what you would do, and don't expect appraisers to do what you wouldn't do...

    Just my two cents

    Going back to where we are now - rekindling our relationships with the companies we are working with - signing up for AMCs...etc....

    It is a salary position and a 8-4 or 9-5 job....

    Consider that you will not be paying the employer side of the SS. If you get insurance, that's a $1000 a month in your pocket. If you get a 401(K) contribution, you can contribute and that's tax exempt money in your pocket. Vacation, benefits, etc, all add up to an additional 20% or more on top of your salary.

    Will you have to "man-up" and put up with someone looking over your shoulder, pushing for productivity, quarterly reviews, and all the corporate BS? Yep. However, I wouldn't be expecting the "good ol' days" to return.

    You can contact me if you wish. I did one of these before and it was salaried but it never ended up 9 - 5. You should talk with some folks who work for this particular lender, or others who have similar positions before you make your decision.

    That said, I am now on staff as a reviewer for a bank and love it (most of the time). Management is different; it is a completely different ball of wax, and if you have only just managed at your own company, it is going to be different in a corporate setting. All in all, I am happier as a reviewer than I was in the field on my own for 15+ years. There are days where I want to end it all, but they are less than when I was independent if I am honest with myself.

    Restrain is correct though; look at the various benefits of working with salary and paid vacations and the like.

    I went to wok for a Mtg Lender 2004, figuring the boom would bust, & job would end, within a year, and I'd ride the economy down collecting UC insurance. I was pretty-much right, just premature by 3± years.
    Dollar-wise, the job paid better than working for myself, especially if you add-up the value of all the vacation time, holidays, bonuses, medical, & other bennies. And, when they finally laid me off, I got a large chunk of $everance pay.

    On the negative side, there that lack of freedom that's hard to cope with, and the just plain sitting on your butt for X hours a day.
    You'd be surprised at the amount of exercise you'll miss by not traipsing through a house or two a day.
    You can easily put on 10 pounds in a year.

    So what 'guarantee' is there the Company won't have a change in their
    business plan, or there won't be big changes in the lending industry
    that will put it on its ear?

    I personally, could never work 9-5 again, it would ruin my soul. I'd
    probably base the decision on WWTDD.
