Default Sample Appraisals test the Confidentiality Rule

If an AMC or Lender ask for an sample appraisal to add you to their panel. Even if you redact the names aren't you still violating USPAP Confidentiality rules as you are communication assignment result to someone other than the client?

Obviously they will want to see the value and how you arrived at the value but that disclosure of value will be compromised and communicated to another party other than the original client, therefore, a breach of the Confidentiality rules.

Need some input on this one. Let me know what you think.

Accompanying the current edition of the USPAP that I trust that you have in your possession is the section of "Frequently Asked Questions". Turn to FAQ #39 (pages F-18 & F-19) and you will find the answer to your question.

I won't redact them. I won't provide samples. I simply tell them use me for one appraisal (or 3) and put those in file. I won't waste my time otherwise. I have plenty to do without that. I've got 18 yr experience. references. a copy of my license. they don't need copies of appraisals.

When I have to add them for an AMC I realize that I might be asking Skippy to review them.... The ones I send are mind bogglers, however I've never been stipped on a sample. Do you really think they review them....
