Question pre-fab house on a permanent, raised foundation

Does this situation require a 1004C?

I just read the Manufactured forum. Think I found the answer... if Pre-fab and Modular are the same thing.

Joe,

First you have to figure out what you are appraising.

Then you have to figure out how to appraise it.

Then you need to determine which is an appropriate reporting format.

"Pre-Fab" doesn't mean much on it's own. Did you inspect the crawl space to see if there is a stell chassis/frame and check the exterior and interior for labels and plates?

I'll be inspecting this AM. Looking for tags and stell chassis. If I don't see them, I'm on a 1073. We're looking at a Detached Condominium.

Off Frame/Off Chassis modular homes will not have a steel chassis and will probably not have any labels or plates or other insignia. On the other hand, they might. "Pre-Fab" can also mean panelized construction and that is not the same thing as modular construction.

You should read Certification No. 11 on the new appraisal forms and make sure the statement is true before completing this assignment and signing the report.

Yes #11. This property was frame construction on a concrete foundation, no chassi appears to have been fabricated with the intention of moving from this fixed foundation. No tags. I'm on a 1073.

Check out the link for your state for modular housing labels. Look for that specific label, take photos of it and make notes about any info on it.

That answers your question--use the 1004C since it is a manufactured home.
