Yes but like this "local" market i'm in i'm getting black balled.

You wanna know why i charged $1,000 not only is it an easy assignment. But things are so bad for me up here that i can't even afford to pay for my dogs cremation ashes.

Rent $600 Dog's ashes (I had her for 10 years been appraising for 9, she's always been there, and I MISS YOU MAGGIE) $289.

YA you know that might be a good day for me.

So lets talk about charging way to much or bad talking other appraisers, it seems like the norm of the forum

I was just about to post a suggestion that Kathy and Michael contact one another, and decide to delete the objectionable references for the good of the collective

The powers to be must have jettisoned the whole thing into deep space......probably for the betterment of all humanity

It could have been misconstrued by the general public as a de-facto price fixing/restraint of trade and pie throwing contest. Other than that, yes, it was interesting.

I was going to write a diatribe in the other thread, but got distracted. The long and short of it was that I agree with Steven.

We charge mainly based on our time (along as for expertise in our market area and other factors), and simply won't go below a certain level, because we could be doing other things.

We recently quoted a $6K fee on a job. The reason it was at that level was because the property had muliple zoning and would have required three HBU analyses given its intended use; it was not intuitive which of the three possibilities would have the higher value. The applicant had a fit, and we wouldn't reduce our fee because of the time that would be required. Chances are, somebody else underquoted because they didn't know what they were getting into, or simply assumed a HBU; I couldn't care either way...we charge for our time, and if we can't agree, then we just go onto the next thing.

One thing that is more pronounced with commercial (and specialty residential) assignments is that all fees are negotiable. This is not intuitive if one simply works for AMCs, which, for all practical purposes, has set fees. There is wide variance in fees elsewhere, and just because someone undercuts us, I'm not ready to call them a skippy.
