Default LEED Certified Building

Has anyone heard of or worked on an assignment dealing with a LEED Certified Building. LEED is Leadership in Energy and Environmental Design, and they (the U.S. Green Building Council) have a Green Building Rating System.

My subject is a 7,000 SF proposed construction in the middle of nowhere Iowa where there are absolutely no sales of anything remotely comparable. SUbject will have a Gold rating.

Timothy,

I've worked on a few LEED buildings in Madison, WI. Most were owner-occupied corporate headquarter type buildings so I'm not really sure if the market will pay very much more to lease LEED certified buildings. Basically, they are a bit more energy efficient so I could see justifying a slightly higher base rent (equivalent to the offset in utility expenses). However, based on my experience LEED buildings are more of a PR thing than anything. The local paper usually does a nice glowing story about the developer going "green" and all that jazz and maybe that's nice for the building owner. However, I haven't yet seen a resale of a LEED certified building to know for sure if they are worth the extra money.

One of the buildings my mentor appraised was a headquarters for a Madison based builder. The building even had real grass growing on the roof (5 stories high) to minimize solar gain or something like that. I'd hate to be the maintenance man that has to mow the rooftop (I get vertigo standing at the edge of the roof on a tall building).

Shouldn't they be using a solar-powered robot? A man would produce excess CO2.

I did go to a design and building trades conference Monday. The LEED session was the only one where no handouts were given. He emails the info on request. The other guys harvested half of Oregon for theirs.

Tim, here is a flyer from NCSU. I am probably going to take this in the Fall, and hopefully use some of the hours as alternative appraisal CE. I used to work with the lady that puts the program together a few years ago @ an Architectural firm. I'm sure she has some contacts and info you might find useful.

Renee, you are my favorite person from Connecticut today and Mr. Rex you are my favorite Tar Heel Today.

I think this report is going to be very much influenced by the Cost Approach. I have found quite a few cost comparables, mostly government or institutional properties, but that is OK, my subject is an institutional property... Found a couple cost comps over $400/SF!!!! (Government properties).

I am $250-300/SF I think.
