Default Compliance Report 92051

I'm completing a CIR 92051 on a new home. There were some things that needed to be completed such as the lawn, patio, flooring, and a few electrical and plumbing items. The only things that haven't been completed after my final inspection are the lawn and patio ( will be...weather permitting ).
I've checked #9, #13, and #14.
Does checking #13 require me to also check B in area lV ( #4 at the bottom of the page?
If I am ( I believe so )...is the $ amount the amount that is to be escrowed?
What does the date represent and from whom do I get that info from?
First time I have ever did a final and everything hasn't been completed so your help will be greatly appreciated.

The appraiser does not complete the final inspection for new construction on FHA reports (unless this has been changed).

I just looked at the compliance form and I am confused as to why you would check #14 - On-site improvements acceptably completed. You said the lawn (landscaping) and patio were not finished. I would check #13 and go down to section II and check the OTHER box and list the items not completed. Sign the certification under section II, date it, and check appraiser is you are the appraiser. There is no need to complete Section IV.

TJSum is correct unless you have been approved as a FHA Fee Compliance inspector. Are you on FHA's Fee Inspector List?

Did the mortgage broker order the final inspection or the Direct Endorsement Lender? I suspect it was the unknowning, under educated, in the ways of FHA/HUD, mortgage broker.


If this is your first time doing a final inspection where not all of the items are completed, I doubt you are on HUD's contractor list.

As other's have noted, the original appraiser does not do the final inspections on new construction or any property under a year old.
