I am selling my house and the buyer is going with an FHA loan. The windows in my home were all replaced two years ago, prior to my purchasing the house. My question is the windows (there are 2 long skinny windows) in the master bedroom are the kind that are solid pane and do not open at all. Will I be required to replace them? The door leading in and out of the room is directly off the living room.

What exactly is meant by proper egress? I haven't been able to find anything that really explains this.

I can't give a citation at the moment, but I do not believe you are correct greg. There must be a means of egress other than the interior door. Thats why security bars must have an interior release.

Each bedroom has to have adequate egress through a window or a door to the exterior in case of a fire. That is why we appraisers are to open at least one window in each bedroom.

I don't believe I've ever seen an operable 3x5 window, except possibly a really unusual casement. Certainly not a single or double hung.

There must be two means of egress from sleeping rooms only, that is usually one door and one window, if you have two doors to escape the room there is no need for the windows to open. As I recall I think the IRC reduces the minimum openable size from 5.7 square feet to 5 square feet, there is also a new IRC requirement that if the windows open closer to the floor than 24" some fall protection must be installed so children can't fall out. |
