Default Harrison Guide to the 1004MC

Henry is soon to be out with another guide; this time on the 1004MC.

Info on 1004MC Guide

Wow! Over 100 pages and a CD. This is serious stuff. I thought all I had to do was fill out one column, mark the others N/A, declare victory and go home.

I used HH's books when I was new to the business about 20 years ago. They gave some good ideas on how to understand some of the form's fields. However, he tends to not make it clear that most of what he writes is his opinion, and NOT from Fannie. How in the world can he come up with 100 pages when Fannie's info appears to only be the press release letter that accompanied the new form?

Check with your nearest AI Chapter. They will be offering a CE course locally for guests at $95, 3 Hrs. of CE credit.

I opted for the AI course ($65--offered in NE Ohio on 2/21/09) rather than waiting on Harrison's book.

A $95. course for instructions to 'interpret' and fill out form 1004MC, a market data / market condition form?
With Fannie, Freddie, and the bankers making all the rules, this biz is (and has been) headed in COMPLETELY the wrong direction. This is just INSANE!!!

Did Fannie ever provide comprehensive instructions for this form? I'm not aware that they did. So any course on filling out this form has to consist of 'made up' information if it goes beyond the brief instructions on the form itself.

So anyone attending a seminar, ask them how past peformance
influences future prediction and how all of that relates to a current
market value analysis. Its 'mark-to-market' man.

The 1004MC is designed to provide additional data needed to improve Fannie's and Freddie's AVM so they will not be forced to use appraisals for most loans. The wheels on the bus go round and round, round and round.....
