Default Correct Address?

I verified an address for an appraisal with pub records, deed and plat map however the post office has a different street name. (1 letter diff)

The broker wants me to change the street name to the post office source.

Should I consider his request??

Short answer....NO. The public records establishes the official address of the property. I have seen the post office use addresses that they had wholly contrived, would not use others that were legitimate, and in some cases have 2 addresses for one single family property. In one case the USPS said subject was in an area in another county. Identify the address per public records then write a short note that that address differs from the one used by the USPS.

I use both physical and mailing town names and put this in my addendum:

Subject Property Identification:

The subject property physical address is located in the town of Xxxxx, VT, however the mailing address town of Xxxxx, VT that corresponds to the subject post office zip code was added to the address field. Using both the physical and mailing address town names in the address field and properly explaining the reasons in this addendum will provide an accurate location description and insure not to mislead the intended reader. USPS does not handle land records, property assessment or mapping. Many zip codes in the state of Vermont correspond to towns, villages and areas that do not officially exist in public land records. Identifying a property by the incorrect town name could lead to misrepresentation of location, a factor that can have a substantial impact on value.

In my area, the local EMS 911 system establishes street addresses, not the Post Office (but the address established by 911 becomes the official mailing address). So if you need to find out a correct address or newly established address you call 911's non emergency number.

I would write a one sentence addendum: Per the Post Office, the address is 123 Boob St.
It won't change your report, it will allow the loan to close.

I had this come up once. The address had Oaks in public records and everywhere I looked. The lender wanted it to read Oak in the report.

I simply stated that according to public records the address was Oaks but the lender requested that I change it to Oak.
