Default Are MLS photos of active listings OK ?

We inspect all comps from the street as required by USPAP. I now have a client who has requested an additional active listing and is asking us to verify exterior inspection for listing. Does USPAP require exterior inspection of active listings???

If you are adjusting a listing, how can you accurately do so without viewing it?

First, you have not answered the question as to whether or not it is a USPAP requirement. Secondly, I am in a neighborhood I am familiar with with acre plus lots and it's usually easier to get a good look at the property with MLS pics. Again, is it required ?

USPAP does not require a photograph.

First, USPAP doesn't say a darn thing about viewing or photographing sales.

To answer your question:

If your client requires that you view an active listing that is included in your appraisal, this requirement becomes an assignment condition. Thus, not to comply with this assignment condition would be contrary to compliance with the USPAP.

USPAP does not require any sort of inspection of any property. It does require that the appraiser have adequate information regarding a subject property to develop a credible opinion about the property.

However, if your client requires original images of active listings taken by the appraiser from the street, then that is a scope of work requirement which must be satisfied.

USPAP only "requires" this IF such is a part of the SOW for a particular assignment.

Just like in the other thread - do what you say you did. If your certs are going to say you inspected the listings from the street, then do that. If your client is OK with you saying you didn't inspect your listings, then say that.
