Default Chinese Drywall; What does your addendums say?

I think it would be useful if a few of us posted addendum wording over this, for other appraiser's to consider getting in their addendum.. post haste..

The appraiser did not verify the country of origin of the drywall located in the home or if the drywall is linked to sulfur compounds and traces of strontium sulfide, chemicals known to cause metal corrosion and breathing difficulties.

Is this a home inspection or appraisal issue? How in the hell do I know if there is chinese drywall in a home I appraise?

Exactly.
A standard disclaimer that the appraiser is not a home inspector, etc, should be sufficient to avoid the need for such a specific disclaimer. Same one as used for mold, etc.

If the Lead Base paint doesn't kill you the Chinese drywall will!

" Subject built prior to 1978 may have Lead Base Paint, subject built after 2004 may have Chinese Drywall. Per Government figures the worst of the recession is over and home prices should return to normal next year."

I have such a statement in my additional comments.

"Where the term "inspection" is used in this appraisal report it shall be deemed to mean "observation. The appraiser is not a home inspector".
