Default Desktops, Inspections, 2075s

The minimum fee for an appraiser to sign anything should be $100. MINIMUM. I charge 150 for an inspection, and the 2075? I've done 10 of them in the last week. My good client, over 20 years my company's client, pays the same for a 2055 as a 2075. I would do 2075s for the rest of my life. They pay it, because it's basically me signing my name to the fact the house exists. It's worth it to them, it's worth it to other lenders.

YOU ARE WORTH MORE THAN YOU THINK. Unless you're not. Than get out of my business. No desktop ANYTHING that takes 3 hours (to properly do) is worth ANY LESS than 30-40 an hour from you. You are not a VENDOR, you are a Professional l Appraiser.

Opinions on these products? Do you love the 2075 like I do?

Yes, I like these types of products as well. The problem is no one in my area is ordering any of these.

I had one yesterday, the first in over a year. I think they will become more common as C&R is implemented. BUt yes, I like them too. I'd do them all day long if I could.

Honestly, at 275 a piece, I would do 10 a day, for the rest of my life. Every day, 365 days a year. Sun-Up to Sunset doing "inspections", and Darkness+30 minutes per piece at night = 5 hours, so 17 hour days. All day, every day. I would do this for 40 years, than retire.

I pay AMCs to let me do appraisals... I am up to $250 each....the only problem for the AMC is I am booked solid since I have outbid all my competition, and they'll have to check with my bookkeeper, Ms. Helen Waite to schedule their appraisals. You want an appraisal? Go to Helen Waite.

We've always charged $200 for a 2075. There's more to it than just seeing if the house is there. The neighborhood has to be described, an opinion of conformity must be reported, zoning has to be confirmed, AND AN OPINION OF HBU must be developed and reported.

I monitor the broker chat sites and 2075's have recently become a topic of conversation.

IMO the most liability with the 2075 right now is the "stable" or "declining" market designations. The appraiser has to make sure this is correct, which means a full blown market study is involved (add this the the list of items already mentioned). If you mark "stable" and the loan goes sour, the client can always say if the proper (declining) box was checked, they would have upgraded to a more detailed appraisal product. In the current climate, there is a lot of liability even with the 2075. Even if you do not include the Market Study with your report, you better have it in the file to protect yourself.

I'd love to do 2075's. That looks like easy money. Who's requesting them?


As far as the market goes, that's easy too. 5 minutes with excel and the MLS to get something for the work file. 10 minutes for something basic that could be attached to the report.
