Default Why me, all the time?

I am third appraiser to appraise this property in the past year. The first was a purchase appraisal that did not close, six months later the deal is re-worked and re-appraised for sale. Now, the borrower is refinancing because they did ARM financing when they financed. The property is a single family residence and is zoned duplex (never mentioned on any of the prior appraisals, can not be rebuilt SFR), the entire east side of the property fronts a seven lane highway (never mentioned before-standared 70 x 120 lot), the back yard has a wood deck with a three step stairway up to a large above ground pool with a deck circling it that has been called an in ground vinyl pool by all appraisals and MLS listings before.

I will be called the idiot appraiser on this one.

Take lots of photographs - ie pool, freeway, etc. Love to read the narrative and see the photos.

Why become the idiot, and maybe even lose a customer for $300-$400?
Send it back; Just say you "don't feel competent" in dealing with the property's location fronting a Freeway, the unusual zoning, or the Vinyl Pond sittiin' on the Deck.

.. and if you can get a hold of the eventual report, you may be able to get rid of some competition (( I never said that! ))
