Default Peeling Paint Cold Weather

Im buying a house with a USDA loan and there was peeling paint on the soffits, windows and garage door and some trim. So apprasil didnt go through. We were told the peeling paint needed to be addressed. We took care of it but there were 3 spots that our painter couldnt reach to scrape off. This was 2 days ago with temps in the 30's and now that winter is here in Mass we are in the 20's during the day and single digits at night. So some of the paint came out not looking as great. We are suppose to close in a week.

Will USDA make an escrow for the little patches we need to do but cant because its in the 20's. House is 1968 and i understand the lead paint issues but is there any provisions because of weather. Something anything i can do? We need to be out of our house in a week, with 2 little kids and a bucnh of animals.

That's a question for a lender, not an appraiser. Escrow decisions are made by the lender.

If the spots are high up and not very noticeable, the appraiser may not catch it or he may not call for it, even if he does. Will USDA work escrow it? I don't know...it's a safety issue, albeit not what I would consider a big one. I would have a painter on stand by to do a quick patch just in case.

There are epoxy paints that can be appied down to 25 degrees; however, I believe they are only for steel and concrete.

The only other solution would be to take the trim off, bring it indoors for, scraping, painting and curing, followed by replacement. Taking precautions for lead paint exposure.
