A lot of appraisers already don't use them, according to threads I read... I'm glad the AI agrees that they are wrong.

Really? Haven't seen them and I post on many of the REO threads. Who doesn't use them?

I comprehend that some appraisers don't think REOs are comparable (you!) and some who are much more handsome and awesome do (me!). I mean you can dress it up with all the "in my market" crap you want though, if it makes you feel better. And you wouldn't have replied here unless you felt guilty for not considering them. Go ahead say "I consider them, they're just not comparable. You don't know my market Anon." Go ahead!

I do consider them and I do use them as comparables. Sorry to disappoint you.

I think its obsurd to say you cant use them- so many markets you have to! How many markets out there in the Chicago area have 2 markets- foreclosures and total rehabs? You telling me with 50 similar foreclosures available you have to use total rehabs for dated refi's appraisals?- I have a big problem with that.
