Thanks, as always, for a great newsletter. For those of us who do mostly mortgage appraisals the last page is particularly relevant. If we thought the HVCC caused a few headaches, wait until the UAD comes into play.
HVCC + AMC + UAD = @&%$!!!

While I rarely participate in settlement conferences, all are true responses that lead nowhere. It'll be interesting what I'll be writing about after the AMC bill becomes law.

#5 - Maybe I am just clueless but what if the assessor has the wrong lot size in their public records?; why is that the appraiser's fault? What other reliable source would you use for the lot dimensions on the site? Also, several of our assessors are outlets for the zoning. Ford County for example.

Then you'll need to explain how the assessor is the burning bush for everything in the market in which you work.

As for site dimensions, merely stating "assessor" isn't the same as telling the reader that you actually made a trip to the assessor's office, or to the court house, or used the internal GIS, or took the dimensions from a deed or legal description.

Ford County, notwithstanding, most counties in Illinois don't have one-stop-shopping at the assessor's office.

yes, there is life south of I-80. Some of us even have running water and electric. Love going to the Courthouse in Ford County and Piatt County. Its like a time capsule. Up until recently the only lady in Piatt County that dealt with zoning was old Velma. She only worked on Tuesday and Thursday afternoons. After her husband got sick, you had to call her at home on those afternoons and hope that she was not working in her garden. Life moves a little slower in some places..
