Default Forms that make up a typical 1004 appraisal

I've been out of the business for about 3 years and am getting back in. Can someone help me with a list of the forms and addendums required for a typical single family appraisal? A lot has changed in 3 years.

What ever is required by your scope of work, or whatever you feel is required to support your estimate of value, Technically, you don't even have to write a report. Probably the only significant form change is the 1004mc, but that is a supplemental standard, not required.

As for what has changed in the last 3 years, Tom is right the only real change is the 1004MC. Having said that, the list of explanations as to why you utilized a blue house instead of a green house as the subject is aquamarine in color and the fact that your fee now will be more than likely less than then when you last appraised 3 years ago or the only other shocks that you should brace your system for.

Thanks for the replies. Speaking of fees, are AMC's bound by a fee that is "reasonable and customary" for a particular state and county or can they still look for the fastest turnaround and the lowest requested fee?

Look up "Scope of Work". The ONLY forms that are required are those that you and your client agree are necessary..., in the agreed upon scope of work...
