Default I almost got slapped at the office for.

...telling the gals that I have a usufructuary interest.

Actually I have several to work on (a large parking lot, three chemical/fertilizer plants, and a triple A baseball stadium.)

I am not sure where I would even start with a baseball stadium. Income approach is tied to the business and popularity of the team.

Sales comparison approach is most likely tied to the same which would include business value.

Cost approach the three classes of depreciation would be hard to substantiate.

I would like to see an appraisal of a stadium as I will never write one.

I heard of a quote for an appraisal of a professional baseball stadium. The fee was somewhere in the $200,000 range and I think the turn time was about 6 months.

I can't even imagine where to begin on something like that.
