Default Studies on home values next to a small meat processing plant.

Would like to know if there have been any case studies done to determine if home values goes up or down when a small meat processing plant with a mobile slaughterhouse goes in a residental neighborhood? Thanks for your input.

I bet not but as a proxy you might check other homes that sold next to commercial properties. Size matters. Are we talking the town butcher shop with a small pen in back? Or a meat processing plant with 3 shifts of employees and a truck load of guts parked in the sun?

I am of the opinion that values would not go up, unless there was direct access from the kitchen of the home(s) to the freezer of the plant.

The plant will be able to accomadate up to ten (10) beef carcasses a day. Larger then a small pen in the backyard but smaller than a 3 shift operation. Two (2) fixed trailers on the site and a mobile slaughterhouse. Thanks for the replies.

Your indication that they have a "mobile slaughterhouse" would indicate to me that there would not be a pen out back to hold live animals until slaughter. Is this correct? In our area, we have a few of this type of operation where the animals are slaughtered at their "home site". In some of the cases, they also have a pen and slaughter at the same site as the processing plant. In some cases, they do not have any holding pens and slaughter everything " off-site" and bring in only the carcasses. All of them do have offal to dispose of, but all of that is supposed to be kept inside and refrigerated until the rendering truck picks it up. The hides are salted down in an outside building that does give off "a little" odor.

Like the others, I am of the opinion that values would not go up, but then, unless it is an area that is transitioning to commercial. The processing facility itself is not going to be good for a residential area.

However, in answer to your questions, I have not seen any such study undertaken. You get to break new ground!

Robert you are correct that the slaughter is done "off-site" but everything is brought back to the plant. There are two residential communities surrounding the 30 acre farm/processing plant. The communities are zoned RPD and the plant would be conditional use pursuant to the Comprehensive Zoning Ordinance for a major agricultural industry to include a mobile meat processing facility.
