Default Garage attached or detached



The garage is separated from the house by a long hall (red arrow). The garage is only accessible from the outside.
The roof covers both the property and the garage. Is this garage considered attached or detached?

That long hallway is probably more commonly referred to as a "breezeway".

Don't fret: that configuration is not that common in many California markets, so its understandable that maybe you haven't seen it that often (although it isn't "rare", either).

I'd consider the garage to be attached via the breezeway.

Simply describe the configuration and state that the best characterization for the garage is "attached".

1 Story Ranch with attached Breezeway and 2C detached garage. An "attached garage" is directly connected/attached via a common wall to the house. Breezeways are typically equivalent to Porches (many are screened Porches or have front and rear entry doors i.e. Enclosed Porches)

(however, probably has a market appeal more similar to a detached in utility, since you have to go outside in the elements to the garage.)

I'm sure it wouldn't be tough to put an interior door in, though. Stupid not to.

Detached, since you can not get to it from in the house. Most of this configuration in this area are separated by a breezeway or sun room that is not (heat/ac) living area. If it is in your case living area, then a door would make it attached. Most buyers in this area consider an attached garage one where you go directly from the garage to living area. UAD and form check boxes are quite limiting for the wide array of common terms used differently across the states.

If it is "attached" it is "attached." Interior access does not determine attached or detached.

If it were connected to another house the same way, would you check the detached box? I sure hope not. Same thing applies here. It is an attached garage.

Exactly how do you have a breezeway if it does not share a common wall with the attached garage?
