Hello everyone. I am thinking of becoming an Appraisor? I understand that I would need a certain amount of hours as an assistant. Then after that I can become state certified. I would like to know if it is possible to work as an appraisor on a part time basis so that I may become certified? I am currently employed in a different field and I am switching careers so I need to put bread on the table. Please any advice for someone starting out? I appreciate your time.

I direct you to the Newbie section of this forum. Read the various versions of "What's it like to be an appraiser". Consider these very strongly. There are pro and con views. Hope this helps.

Part time is possible but few appraisers have the time to work with part time people. For the record, you attend a 75 hour course, take an examination and then apply to be a registered appraiser (learner's permit, trainee, etc.). You then go to work with/for either a licensed or certified appraiser. Most states have a minimum of 2,000 hours of creditable appraisal experience before you will be allowed to sit for the "appraiser's license" exam. The next level is "certified appraiser" and that requires more hours and another test. I wish you well.

Realtor....Appraisor to some we are the same.
had a Realator leave me comps, (slam dunk condo) stapled to the front door a large envelope with the word appraisor written across it. I think it was for me. |

The group here is humorous, but on topic - YES, depending on your location, it is possible to start out part time.
Most folks need an income of some sort that is a bit bigger than what a trainee earns. I've trained about a dozen appraisers in the past 10 years and most of them started part-time. Get your classes under your belt, but while you're doing that start the hunt for a place to start your training. Realize that it helps if you can "bring something to the table" such as high energy, digging up business, willingness to do "grunt work" if necessary for minimum wages while you learn. Download the demo versions of several appraisal software programs and become an expert at using them (VERY high marks for this). Do computer research on public record data in your area - lots of appraisers are behind the curve on some of this because they've been too busy. Talk to everyone you know with enthusiasm about your goals in your new profession - I've taken on trainees when I thought I couldn't handle one more just because they were so excited and energetic - and WOW - they've been fantastic!!! Be afraid...be VERY afraid !! (I'm Just Kiiiddiiiiiiiing ! .. spoken like that guy from SNL last Sat Nite) I've decided that Appraisers are the Ethical and Moral center of the Real Estate industry and am glad to be here. Welcome to the club if you decide to join. I've been training with an agency for the past coupla months, pretty cool stuff. The coolest thing happened last weekend when I decided to check out open houses in my area and called (read "showed up") a Realtor on their listing because the house is listed as a 4 br 2.5ba SFR but the 4th "bedroom" did not have a closet , thus it is a 3 br 2.5 ba SFR. (DAMN ! back to the drawing board for comps )-Paul |

You can still use that comp....just call it a three bedroom with a den. You will be adjusting the gross square footage anyway...not the number of bedrooms.

What is your current job???. The grass has been very green in appraisals for the past 6 years, but if the interest rate goes up the fields will turn brown and it won't be the best time to get in the biz. There have been many foreclosure seeds planted in the past 12 months and many will grow up to be REOs - Many of us here will be working those like back in 1993 to 1996. Get your connections inline now. I am on the West coast and I had many East coast banks giving me there REO biz. Take your rep out to lunch, and put on the smile. You will be as busy as a bumble bee in a Peanut butter and jelly pizza !!!!! Tom |
