Inspected a single wide manuf. home on Sept. 1. Lo and behold the property had a second manuf. home on the site. Called the AMC, which is one of the major ones, about how to proceed. Now TWO WEEKS LATER I get a FAX, not even a return call, that doesn't even answer the original question. Makes you wonder why they want the appt. set-up with-in 24 hrs. of the ordering of the appraisal and report 1-2 days after inspection.

Two weeks is certainly a long time to wait for some simple clarification. Good that you called this AMC, but did you also send them an e-mail that shared the same message....and sincerely invited their written reply of this answer and at least establishing YOUR record of having communicated ? The ol' phone call method of communicating just does not have the same significance in many situations. The email method of "talking" is also a wonderful supporting tool and its behooves one to also know how to contact that person one-notch-above our immediate contact. Their "vendor support team" concept should eliminate most one-person-only limitations on who we reach when we need an answer to an important and deserving question. Have a back-up name, # and email address.

Unfortunately, when our usual contact person is out sick, or takes a 3-day weekend, they may NOT very likely tell us of their being gone......and time is wasted while we wait. Getting some of these clients to "stop" the turn-around-time clock during these lulls in action is another separate issue. Maintain your paper trail and cross your fingers that they are fair and open-minded.

Let's say a lender gives you, an appraiser, 7 days to complete a report. AMC's are out soliciting the same lenders. How long is your typical turnaround? 7 Days? We can give you a 5 day turnaround. They get the order. It takes them at least 1 day to assign it and get confirmation of its receipt, maybe 2. They need at least one day to review, process, and deliver it, maybe 2. That's why they want a 2 day turnaround from you. 5 day turnaround, maybe 7. When you work for an AMC, you are an low-paid employee with no health or vacation benefits.
