I am looking for anyone outside the San Diego County market to trade links to eachothers websites. A google PR of 2+ is required. I'm also looking for appraisers outside the Riverside/San Bernardino county area to do link exchanges with. The only requirement is that you be honest and ethical. No page rank requirement. My site, http://www.bestaccurateappraisal.com, is not real high in page rankings yet, but I'm getting 50+ hits a day.

I get what you offer as a free comp check...do you get a lot of confusion from LO's on what they think your comp check should be, and what you actually deliver? Do you keep files for the neighborhood search within 15% of subject size?

I'm basically offering zillow, but I dont say that. Zillow is an AVM, and USPAP is quite clear that an appraiser can do that. It just takes a second.

I keep files for comp checks.They can specify any parameter they want. Whatever they specify, I will do. It is merely raw sales data. I dont give them a value and I clearly say that as well as saying a comp check or avm is not a guarantee of a pre-determined value. Thats all USPAP compliant BTW.

Confusion? Not really. I have got this reaction sometimes, "Zillow can be off by a $100,000".

I just say yes thats true.

I make it clear Im not offering a pre-determined value.
Some loan officers think thats what you should offer. But thats not my problem, its theirs.

I just offer data for in-house business related decisions.

Its my business decision to do that at this time. It could change.
