Does anyone know what a typical "mobile home" tie down system consists of? How is it sercured to the slab generally? Any help would be appreciated! Thanks

If it a "mobile" home then there would be no tie downs. :rainfro: Actually, mobile homes are pre-1976 HUD code homes and would have the same local codes as manufactured homes with permanent foundations. Most territories have different criteria to qualify for a permanent foundation for "manufactured" homes. FHA (HUD) has its own criteria for a permanent foundation for a manufactured home that must be certified by a licensed engineer. Check with appraisers and foundations specialists in your specific area for their criteria and codes for permanent foundations for manufactured homes.

I am not familiar with "not given", but obviously there are many appraisers located there. Here in TX, there would be concrete blocks, tie downs, tie downs into buried concrete and a few other local codes that must be met.

I was told that the mobile home I am interested in purchasing must have the "tie downs" inspected by the township, that's why I was inquiring as to the system.

If 1976 was the first year of HUD code homes, then pre-1976 HUD code would mean everything before 1976. :rainfro:

There are many proprietory systems. Metal straps with screw in ground anchors (like a giant cork screw) or steel posts bolted to the frame and set in concrete or attached to a concrete pad, etc., etc., etc. There is no one particular system and local codes are what determines whether the MH is considered permanent or not. Check with your local planning and building department and look in the yellow pages for contractors who do this type of work Ask a Realtor who has sold MH's or call an LOCAL appraiser.

If you are thinking of buying a MH on land and plan on financing it, you should educate yourself on the difference between mobile home, manufactured home and modular home. Even if they look identical, they are very different and financing terms vary.

Seriously, you should have the foundation inspected by an engineer. Anything after 1976 is a manufactured home, not mobil.

If you're really serious about learning about foundations for those structures that come from a factory somewhere, HUD publishes a comprehensive manual "Permanent Foundations Guide for Manufactured Housing." It's aimed at engineers and focuses on the design of those foundations, but it also provides an introductory general discussion that covers site and foundation design. Perhaps this manual is overkill for what you need, but for $5.00 - hey, why not? It's HUD-7584.

All this pre 1976 discussion is lost on me. There's a part of me that clings to "trailer' as a descriptor :-), but there's a whole industry that's grown up around upping the image of manufactured housing. I just stumble trying to spit out "manufactured housing trash" as a descriptor. :rainfro:
