Okay - who forget to give me the checklist?

Appraisers have a uniform checklist of items to research, validate and synthesize in their analysis of your home’s value.
Say what? :rainfro: :rainfro:

There exists an industry of financial clergy out there who will divine the value of your house independent of the bargain you and your seller have struck. They are called “appraisers.”
For that kind of promotion of status in the human life form, I believe I need to double my fees, at least.

Quote:
Because the appraisal takes time, it is normally conducted simultaneously with the processing of your loan, catching up with it at the end of the process, just as the underwriter is poised to clear your loan for closing.

I'm not sure who this guy is talking with or to, but I've never gotten an order that was placed "simultaneously" with the processing of the loan.

I do have to give it to the auther, there is an effort at presenting a fair side of the process.

Darn, we have to start wearing our collars backwards again.

I thought that went out when FHA finaced home owners were encouraged to sleep well because the FHA appraiser was on the job.

So now we can claim we arrived at the value by "Divine Intervention" and let the underwriters fight it out with a "Higher Authority".....

Translation: There exists an industry of professionals out there who should analysis the value of your house and report the Gospel truth despite the pressures of the evil doers involved in the transaction. :P

I'm going to email him and invite him here as well as give him a link to USPAP for statments like:

Costs of appraisals vary depending upon location and price of the house.
He has no idea what the truth is, but he's a lot closer than most of the ones who have written about our "most devined" profession.

Ok, now I have to change my addendum to state:

The appraiser is not responsible for any acts of God that would affect the overall estimation of value, either positive or negative, of the subject property. That is unless, the appraiser being a divine being, purposly did it just to tick off the the Realtor, Loan Officer, Mortgage Broker, Underwriter or Homeowner.

GREAT! Now I can throw away my Crystal Ball and oiji board. Don't tell the Feds or state, however. Next thing you know they will require a "Speaks to God" license and make you prove you have 45 hours of continuing religios education and a Bachelor's degree in Comparative Religion.
