15 years ago the conduct was too diffused to effectively regulate. Now the regulatory situation is more manageable, if/when the feds make the effort. The change didn't eliminate the problem altogether - although it did significantly reduce the scope of the problem - but it does represent an improvement in accountability.

Too bad about your MB relationships being rendered totally worthless, but that was a completely acceptable loss within the context of improving the accountability at the lenders.

I'm not promoting them. I'm just highly critical of the environment that resulted in your prior business plan. You should never have come up working solely or primarily for the MBs. That should never have been normal, let alone the dominant business model. The lenders should always have controlled the appraisals they were using, either by direct employment or direct engagement. That's the only way to effectively hold them accountable - when enforced - for the decisions they make WRT the appraisers they engage and the appraisals they use.

Of course, had the lenders been engaging all their own appraisals from the outset they would have outsourced that to the 3rd party AMCs by Yr2007 anyways. So you'd still have ended up up with the same problem.

WTH, hth, did this thread about hybrids get so side tracked - so gaslighted to mortgage brokers. What have they to do with $25 out of state hybrids
