$250 Appraisals?

Thats a nice story and all, but what does that have to do with my post? Maybe I'm missing the point.:shrug:
My point was you can get it in 2 minutes but it won't look like a real hamburger. I take allot of pride in my work, cutting corners will always be obvious to my cleints and those reviewing my work. I can't work for AMCs (McDonalds) because it sometimes takes me more than 8 hours to examine all the variables involved to provide a creditable report. I don't want to be in a race to get more work by providing less quality. Nobody does. And yes, I do think McDonalds is less quality.
 
What is wrong with you people? I state that SOME APPRAISERS cut corners in order to complete appraisals faster and cheaper. Did I say I do this? NO. Did I say I knew how OTHER APPRAISERS do this? No. Just because I state what other appraisers are doing does not mean that I do it. What ideas are you talking about?

You all need serious help with simple reading and understanding.

I guess what gets to me-- [Some appraisers (Now)]-- since you say you do not, and others of us can not figure how to do this still put out a good honest report, thought since you obviously Know this is being done in such a way if I understand what you have been saying here without sacrificing quality . We are trying to learn from you knowledge, please do not take it personally. One of the main advantages of this forum is to learn from other appraisers across the country. From what I can see of those answering your comments that most including me can not believe appraisers can cut corners without scarifying some quality. Most if not all of us out here no matter what fee we charge' are cutting our excess wasteful spending. Though some items can not be lowered, Insurance, Data, services, Gas, maintenance, phones and so on.
But since you know these appraisers who can do this, & because we trust you at what you are saying, we thought you could help us learn Since like you also stated “I can promise you that no appraiser is losing money by reducing their fees.” We all are just trying to learn from each others experience.
 
If these guys are advertising $250 the AMCs must be paying under $100. Ouch.

I don't personally know appraisers who cut corners, but I know its going on just like everybody else knows (including yourself). There is no other explanation. How else can one do 3-4 appraisals in one day other than to cut corners? I don't know anymore than you know. Its just common sense. I know that no appraiser is doing a $175 appraisal that takes them 8 hours, when their expenses are $200 or more for 8 hours. They are doing 3-4 appraisals in that 8 hour period by cutting corners. $525-$700 in 8 hours should cover their expenses, right? I'm not defending these people, just pointing out the obvious.

Why does it matter what a hamburger looks like? How does it taste? So you are a fine restaurant that only offers the highest quality food? And you are competing against 1000's of low quality McDonalds? Is McDonalds doing anything wrong? McDonalds appraisals appeal to a certain market (lender). Your high end, super high quality restaurant appraisals do not appeal to the same market (lender). Why? Cost and speed. Does this make McDonalds unethical scumbags that are destroying the fast food industry?

I am witnessing an industry "independencing" itself right out of business.
Some general standardization of fees is necessary as well as some unionized structuring. Within a year the 175$ AMC appraisal is going to be the norm and not the exception. We are all about to ram our heads into the wall that this is written on ! For those that wish to stay in this business something beats nothing.

George, if it were only that easy.....fees cannot be "standardized" without running afoul of anti-trust laws. Additionally, unionization does not apply to the owners of business. If I join an appraisers' union, what am I going to do, go on strike against myself?

Yes tim it could be that easy. A general agreement by appraisers on what would be minimally acceptable would prohibit AMC's from offering these ridiculously low fees. Do most of the gas stations in your area charge approximately the same for gas. I bet they do. What I am suggesting would be no different. I don't see anybody suing the oil companies for this"standardization" of gas costs do you? You wouldn't be going on strike against yourself but you could be assured that through a collective effort you would at least always be assured of a minimum for your work.
Sure as hell would beat what one of these AMC's is offering! I guess that being independent and poor may be more attractive to some ! Just don't understand that thinking

In other words what difference does it make what the appraisal looks like? As long as the value is there? I will not dwell on this much longer but, after 25 years I've witnessed this profession perpetuate itself into the cheap and fast mentality. My competition is now those who work at McDonalds and they are winning...... 0 + 0 = 0 or no future.

How did you get "as long as the value is there" from "how does it taste"? Oh I see, once again someone has twisted someones analogy to make a negative assumption. I'm tired of all the constant whining on this forum. So long WhinersForum!
