3.6 Crunch Time

Yeah been mobile for 15 years....its been month...maybe I'll try it out. Maybe less issues now? MLS data entry..supposed to be here in September.

The photos in total mobile.....where's Waldo.

I also switched from Samsung to ipad....huge mistake. Ipad sucks.
Sorry to hear about the IPAD. That's why I use my IPHONE. The mobile app is better now. I tried it about a month ago and it stunk. But they have made improvements. It may take you a bit longer to do your first on the mobile app. But since you have an experience with it, you will be fine. The new Photo power view is a big help. Hint: Before you use the app, practice the basement finished and unfinished drawings a bit. They are a bit quirky. But doable. I didn't do that, and wasted time on the site.

Cool. But kinda makes my point. We shouldn't have to do thT.

All software providers should have been 100% ready and most issue free back in January.
I didn't have to do that. There are several options available. I did it cuz I don't want to pay folks for everything I do.

Not a uad 3.6 expert....but could you not just apex or alamodes sketching software and save as pdf or snag it into a report if using one of the new software forms?

Therein lies the problem. Too much misinformation from what I have seen
I'm not saying it's not coming around. It sounds like things are being ironed out.

There's more negatives and a few positives that are just coming out by you and Ale for example.

I'm in the group that is going to wait until it gets straightened out before jumping in, that's all.

of course you could - and I doubt the software providers will be sans sketching for too long - too easy to build. Why keep ACI around just for the sketching software, though?

You did not answer whether you have attempted a 3.6 appraisal. If and when you do, I bet you would find the appraiser experience very different than the previous forms, even after a learning curve.
No, I have not completed a UAD 3.6 appraisal as I am not allowed to do any side work due to the terms of my employment as the Chief Appraiser for a mortgage insurer.

However, I don't doubt that, at least initially, until appraisers figure out how to best complete appraisal reports using the new 3.6 specification, appraisals will require more time. Thus, you should certainly charge more for the additional time required.

I tried Aivre when it first came out. After a few pages I decided that it sucked from my point of view. I have been with Bradford for just about as long as I can remember. Never found there products to be "glitchy". If they did have an issue, it was either fixed quickly or they had a short term workaround. Always easy to get ahold of support. So I decided to wait on Nighthawk. So far so good. Took the live online training and did my first test run a few days later. Got through it in only a couple of hours using an inspection from appraisal I just completed. Used my MLS data instead of theirs, since theirs is a little more cumbersome because of the way some agents fill out our MLS. In a week or two I am confident I will be able to submit 3.6 appraisals, if not sooner

I should have clarified - you can do a mock appraisal on the UAD form, for your own use only, perhaps on your own house. The important thing is not the value or the comps; it is that you personally see what appraisers are dealing with in the top-down format and accordion-like expanding data fields. There are free trial offerings from a number of software companies. It is so vastly different than the static UAR legacy forms that, imo, someone in the business needs to expeirence it for themselves. Even if they do not complete the appraisal because they may stop halfway through in frustration!

With respect, reading the finished product is vastly different than creating it.
