3.6 The promises, the predictions, the panic and the fight for the dwindling appraiser dollars

The new UAD 3.6 appraisal form was designed by Fannie Mae and Freddie Mac, working through the GSE appraisal modernization effort and aligned with MISMO 3.6 standards. It is mandated for appraisals sold to the GSEs, with mandatory use beginning November 2, 2026.
 
Who did what

The forms that the GSEs designed and promulgate in conjunction with their appraisal policies can be filled out by hand or a typewriter or a monkey with a sharp crayon.
The appraisal report writing software is proprietary to each of those respective vendors, not to the GSEs. If an individual can do it in Excel or other program at their desktop then that app belongs to the individual.
 
The GSEs don't develop or sell appraisal report writing software.

If they were required to bear the cost of implementation, I am confident they would approach changes to the standard with far greater caution. In particular, if they are unable to pass those costs on—such as by charging appraisers for the software they provide—then any modification to the standard would carry a direct financial consequence. Under those conditions, changes would no longer be made casually or without due consideration. Rather, each revision would need to be justified against its cost, thereby discouraging arbitrary or flippant alterations.
 
Similar to Turbotax and the IRS. The IRS stipulates the reporting format. Turbotax (among others) built the software that allows users to complete and submit the form electronically.

The Iran rescue also involved hundreds of troops and special ops forces.

AI is fantastic at doing specialized, detailed tasks, it can not execute an entire military operation, nor can it complete an entire appraisal.
