How do you establish what a comparable sale actually is?
Our appraisers are all highly trained and qualified professionals and of course we do not dictate what type data they are to use. However, each appraiser in our system that you may use will most likely live in your home county. Each appraiser is encouraged to use sales within one mile and within 12 months but we want you to know the true value of your home and sometimes it is necessary to open our search to slightly beyond these recommendations. In short, it is up to the appraiser to determine what is and is not a true comparable sale.
This was one of the answers on the FAQ. Think that they would have taken a little time to proofread everything. The entire web site reads much like this. (OK so I didn't really take time to read my answer and actually run spell check)

You may "NOT" secure a loan with this product but you can use the information to place your home on the market and determine a fair asking price or to determine if an asking price is fair on a home you are about to purchase.
How accurate is your service?
We base our opinion of value not only on our knowledge of the area but we ask that you provide as much information about your home as possible. Together with our knowledge and data sources we will take the information you provide and produce a value range that is within 5% of your actual value. However, please note that we cannot provide an accurate value range based on inaccurate information. </span>
Think they have E&O Insurance if I ask them how much my house is worth will they pay the difference from what it is worth to what they say it is worth. How much does the appraiser get for this? $30 dollars and USPAP compliant. Considering that the appraiser is probably paid $10 how much work goes into these?
