A new twist on the "only 5 acres" issue

Where to begin... Note: this is more of a rant than anything...
The subject is a manufactured home on 120 acres. Call the client, they put on hold. Client calls, says borrowers have split off house & 2.5 acres and proceed. OK, go see the property (measure, sketch, photograph, etc.) stop by the county to confirm zoining... oh, it's zoned for 5+ acres and furthrmore, there is no recorded split. The county commissoners would have to approve a variance for 2.5 acre parcel (very unlikely per the assessor). OK - call the client - back on hold.
Get a fax from the client, new legal description for 5 acre parcel (there's a note on it that the parcel has not been surveyed) & a quit claim deed that says for financing puposes only. Cover page says the county will be issuing a new parcel number.
Call the county again. Yup, 5 acres, new parcel number, split for financing purposes only.
So I ask, what exactly does that mean?
The answer: the 5 acre parcel can't be sold seperatly from the 120 acre parcel.
Wow. OK
Call the client, explain it all to them.
Back on hold but client said to expect a cancellation notice & please send an invoice for whatever amount I felt was necessary (I like that part!).
But can you imagine? What on earth are they thinking?
Now I'll have to ask on every acreage I do in that county if it's a true parcel or a "financing" parcel.
 
We have a funny thing here in Oregon called a "Mortgage Lot" though I haven't come across one in many years.

Don't have those any longer in all of Oregon. In Jackson and Josephine Counties, planning got smart to the fact that mortgage lot was created on property you could not subdivide, sold to relative, then foreclosed upon and BINGO, resold on open market as legal created lot.

No more mortgage lots available today

Real appraising in a real-world situation.

Lesser appraisers (term used loosely) would have blindly proceeded w/o asking questions and discussing situation with client in advance.

Don't have those any longer in all of Oregon. In Jackson and Josephine Counties, planning got smart to the fact that mortgage lot was created on property you could not subdivide, sold to relative, then foreclosed upon and BINGO, resold on open market as legal created lot.

No more mortgage lots available today

Here in CA, we had "Encyclopedia Lots" on the beach at Huntington Beach - given away with a set of encycopedias,
not much use, too small to build on - but some guys bought them up, packaged them and sold them - There's oil under HB !!!!
See, there's a use for most anything.
