The most recent Working RE Magazine (July 26, 2023) has a VERY enlightening Article in HOW TO proceed with
Hybrid-type assignments. CYA Bullet Points & examples (canned statements) necessary to be within those Hybrid-type reports.
One I like very much: check-see with your E&O provider if/for "coverage" of Hybrid type services.

Benefits-Risks of Hybrid & Desktop Appraisals

you must be aware of potential risks and take steps to reduce them. As you learned how to adapt to the exterior-only inspection appraisal assignments, you can navigate the challenges of hybrid and desktop appraisals by carefully considering your competency, the scope of work (level of inspection and by whom), and clearly reporting your research and sources.

I wrote an article about this a couple years back. These inspectors are not doing everything an appraiser (who is working to specs) would be doing during their fieldwork, so you need to put in more time/effort to bridge the gap. Your fieldwork isn't just limited to what you're doing at the subject property itself.
