I did an appraisal of a condo that was the model and was leased back to the seller. The unit was furnished and when the lease was up the furniture would be taken out.The builder is leasing the furniture from a staging company. (I DISCLOSED ALL IN REPORT AND REVIEWED ALL LEASES) That is not the problem. The lender wants me to go back out and take a picture of the condo without the furniture and put it on a 1004D form. I told them since I did not make the appraisal Subject to any completion of improvements. I told 1004D is not the right form and would be misleading. I hate that form due to easy to manipulate. I have offered to change the inspection date(AKA A NEW APPRAISAL). The builder is taking all the furniture out today so I can go take a picture tomorrow. I don't want to do it because I know that the furniture will probaly be back in the following day. Any advice!

It's just a stupid form and has a place where you can explain why the stupid LO wanted you to attach a stupid form to the appraisal for such a stupid reason.

Put some NA's in the update section above and below.

Advice ? .......Sure .......go make a hundred bucks - the request is for a re-inspection NOT an UPDATE.
