Another humorous MLS comment

Property was listed by the owner/agent who had bought the property in July, 2006 for $241,500. The original list price was $234,500 and it was pending at $199,900 after 21 DOM. The final sales price was $175,000.

Comment was: "Very low appraisal. Forced low price sale."

I'd say the "must appraise" clause would apply in a down market as well as an up one, right? What really "forced" the sale?

The funny thing is that the price of this sale is right in line with the purchase I'm appraising! :laugh: Realtors ... :Eyecrazy:

Appraiser might want to consider at least a local Realtors Association complaint against this jerk! You KNOW this idiot is badmouthing by name the appraiser to everybody.
