Agree with Tim. Dumbarse AMC flunky questioned my Q5 rating of a manufactured home. I responded that most if not all HUD code manufactured homes were the "biblical" definition" of C5. Crickets after.

I use the good, avg, fair, poor system for MH's.

This same reviewer insists that I place a '0' in the months of housing supply field in the 1004MC form, when the # comparable sales in that period is zero, hence the absorption rate is 0 as well.

I have tried to patiently explain that any number divided by zero is not zero, but rather is undefined. "But you have to have a number in there"... Here's your sign...

I am not confusing anything. The AMC is. My quote came directly from the AMC.

This is a quality not condition request.

My guess is this is another new reviewer who is confusing Q6 with Q5.
A C-3 under condtion and a Q5 under quality of construction ? something does not add up ?

What would that be? That is 70% of this market area. Q and C are not as intertwined as some seem to think.

I go by the Q and C definitions in the Fannie forms.
