Anyone getting these kinds of requests?

Sounds to me like they want you to demonstrate support for your adjustments you made for site size. Nasty......but reasonable.

Only if this is a condition/stipulation on a report already submitted. He did say "request" though, which sounds more like they are developing a scope of work. If the latter is the case, charge appropriately....

To their first request .. I belive if you make land adjustments to your comparables you must have supporting documentation in your work file showing how you arrived at your adjustment. I believe this is something you should have been doing all along and it is not anything additional other than perhaps being required to summarize the data within the addenda/additional comments section of the report.

To their second request ... I belive it is such that would result in a false and misleading report to such extent it is an unacceptable client condition and you must decline the work.

The faster the paint .. the farther into the corner they get.
