With the increased foreclosures in the area when people leave they are taking all the appliances including the stoves. Would this be a condition to have a stove installed as it is customary to leave the stoves in the homes when you move?
 
No .. appliances are personal..except if they are built in..Air conditioning units must be replaced if they were removed(Not window) .Air conditioning is generally not an FHA requirement..
 
I think you must have a permenant source for preparing food for the dwelling to be acceptable for FHA.

Will not swear to this and do not have time to check handbook as I am out the door after this post.
 
According to the FHA course I took last month in Tampa that was given by the Atlanta Resource Center, Greg Bell is correct. Furthermore A/C is not required but a heat source is unless it is in South Florida.
 
I would not condition an FHA appraisal for appliances, as they would be considered personal property. I would mention, if it is a newer home where appliances are typically included in the sale, that this may be a marketability issue.
I have seen REO properties where the prior owners have left the fridge, microwave (not built in), washer & dryer. And these were in a home less than ten years old. New buyers got a STEAL on this property.
