Appraisal fees from potential/current volume customers

I charge american dollars!
Only Bobby Bucks expected to be paid in real beaver pelts....

what they are offering
I can honestly say that I absolutely have not had ANY client in the past 5 years "offer" me anything. They asked what I charge and if they didn't want to pay it, they went elsewhere. I can think of maybe 3 times in that period when someone went somewhere else.
The few mortgage brokers stupid enough to call me invariably ask me for Turn time and fee and I invariably reply, "If you need to know, you cannot afford me."

Not a single poster has answered the original question. CWD asked what they are offering...NOT what you are quoting...

I'm curious as to why it would matter what they are offering? The appraiser is the professional, and the appraiser quotes the fees...not the other way around.

Offers come from (so to speak) volume companies and are done that way so they can produce more revenue off Your work. Middle man companies have always operated that way and will always operate that way, because there is always someone who needs the volume or a base to work from. They make an offer based on production, so now that they're Not giveing you any work, should You settle for they're New offers when they return ????

We base our Fee in regards to the work; volume Clients get some breathing room; once in a while Clients get typical Fee's; out of the ordinary work gets quoted. All are based on how I feel when I roll outa bed in the mornin, ifn I stub my toe, somebody is gittin flammed..........ROFL

Ya'll are in business for yourself - do you know how much it costs you to be in business ?
Base your Fee's accordingly, it's how business is done.

Auto maintenence here is what I choose to balance some costs; the average Rate Per Hour is; $85 plus parts, so a 3hr job could cost you close to $1,000.00. Your base rate could be viewed that way; $85/hr plus tech fee's, if you want to see how your doing check your local mechanic fee's. PS: most trade folk today are at a minimal $85/hr plus or they can't meet their overhead & profit and stay in business. This is a great time to review your future business course and where you want to be in 5 years.

good luck

Had a request from a fairly new client today to decrease my FHA fee by $5. He explained that when having the borrower write the check for the appraisal fee reducing it by $5 makes it easier for the borrower to swallow. Had to swallow my tongue, so to speak, but accepted the $5 reduction and am just happy to still be receiving the work.
Athome, I can't believe you still come here. You've made your millions. So sick of you CEOs making the millions while the rest of us live from paycheck to paycheck. Great tan by the way.

I don't get or entertain such calls. People will call for a fee quote. No one has ever called and "offered" me a certain fee.

I recently did an appraisal for PMI removal...the homeowner paid at door and stated my fee was less than the lender was going to charge (if they left it up to the lender to get an appraiser).

I charged $300 (my base, lowest fee) as I had performed an appraisal for the homeowner before...the lender wanted $375 from the homeowner if they were to go with the appraiser they wanted AND the lender said it would take one month or so to get the appraiser out to their home for the appraisal.

So I am thinking my fees are too low and my turntime is too fast.

Last one to call and offer work at a fee was LCorp. Did a few jobs at 275 and 325 respectively (FHA).

Likewise.......except that I have never had the guts to use Terrel's last sentence.

Got my monthly call from LSI, just like my x and her pms. they wanted to know what I would bid a drive by 2055 REO on a condo up at Northern Bay Resort. Those $500K units that sell for $90K now at auction.

First I told her I could not do a 2055 REO, second I told her it would cost $350 for a 1004REO since I am going to be posting auction signs up there and would be on the resort. I have most of the data from other REO's on the proeprty. I would cut her a deal at $350 as my standard fee is $450 and going to $550 first of Oct.

Her reply was I have several other bids, just wanted to know your fee and turn time was. Good by. Guess it will be another 28 days before I hear from them again. Maybe she needs to move to Vegas with whats her name?

That is true in my office, and probably most of the appraisers here; however, I get calls/faxes/emails all the time and the other end says "I need an apraisal and the fee is zzz...

I respond with MY fee quote and they usually go away. Doesn't matter what they are offering, as you said above I set my fees, not them.

I was merely pointing out that CWD was asking what these AMC/National outfits are offering...what they are trying to get away with....and everyone responded by saying what they charge.
