I often wonder whether individuals practice as home inspector as well as appraiser.
It would be logical, and beneficial, to the client as well as the appraiser if the same individual could perform both services on the same trip.
Does this present a conflict of interest? Would the appraisal SOW need to change because of issues that might be disclosed during the home inspection, which would not be observed during the appraisal. Is the home inspector licensed by the state? If so, what type of training is required?
Are there any AT's out there who are licensed as a home inspector who need a mentor, who are willing to train the appraiser as an inspector in return for experience hours as an appraiser?
